i am renting a house from a friend and she wants me to get Renters Insurance because we had a problem with the toilet clogging in the pipes underneath the bathroom floor and down thru the living room ceiling, which now needs repaired. This has happened twice before, but when my my friend/homeowner had been living here, herself…and the problem occured in her master bathroom, which is now mine. So she knew of the problem previously…But can renters Insurance cover this kind of damage to someone elses property?

Ah so many ignorant people trying to answer these days. Any Tenant’s Policy is going to include Personal Liability coverage. This liability coverage does cover you for damage to the premises you rent however there must be three conditions that must be met: 1) It must be accidental (if you intentionally trash your apartment as a parting gift to your landlord you’re not covered); 2) The damage must be caused by certain perils (usually fire, explosion, water damage or smoke); 3) You must be liable for the damage. If the problem is something that has existed before and the landlord did nothing to repair the damage then you cannot be held liable therefore your policy won’t pay for the damage, but then again you aren’t responsible for the damage either.

    That damage should be covered under the landlord’s insurance and it their problem. Renters insurance is meant to cover your personal property in the case of a loss. Any structural or other damages should be take care of properly by the landlord or they could face suit for failure to repair the problem .

    she should claim it under her home owners ins. renters ins. covers only the renter and his/her personal property. they should have had that fixied along time ago. your safe!

    Renters insurance is set up to cover the personal property of the renter. So if someone broke in and stole your TV you would be covered. Or if your possessions have been ruined due to this plumbing problem, then you would be covered for those items.

    Damage to the house itself is responsibility of the homeowner/landlord and her insurance. She should have insurance to cover the house. Whether or not it will reimburse for a plumbing problem like this would depend on the level of covereage she has. But this is her problem, not yours.

    No, the renters insurance does not cover anything the landlord owns, it is for the personal property of the tenant.
